Patrick C. Lord
Patrick C. Lord, LEED AP represents Malachite LLC on client engagements related to property and portfolio management and green project finance. He holds the LEED Accredited Professional designation of the U.S. Green Building Council and is skilled in building and vendor operations, project management, transaction underwriting, and financial and legal analysis.
Before joining Malachite LLC, Mr. Lord served as senior asset management analyst at Arbor Realty Trust, where he managed $2 billion in structured finance and equity investments in commercial real estate assets, specializing in hospitality and loan workouts. In this capacity, Mr. Lord underwrote transactions, performed internal property valuations, and successfully led a 6-hotel portfolio through bankruptcy proceedings, recovering a $7 million annual revenue stream. He was the founder of Arbor’s Green Building Action Committee.
Mr. Lord began his commercial real estate career as a portfolio manager in the international division of Charles Dunn Real Estate Services, where he directed operations and established site-specific management plans for over 35 commercial buildings. In this capacity, he managed relationships with tenants and building personnel, negotiated portfolio-wide vendor contracts that resulted in significant reductions in operating expenses, and successfully led the development and management of new business relationships.
Mr. Lord has served as a program reviewer for the U.S. Green Building Council’s Greenbuild conference, and has assisted with research conducted by the Green Building Finance Consortium, an international leader in green building underwriting. He has also served as an underwriting committee member for the Capital Markets Partnership, an alliance that seeks to encourage capital markets financing for sustainable buildings.
Mr. Lord is a graduate of the University of California at Los Angeles, and holds a certificate in real estate with specialization in finance from UCLA Extension. Mr. Lord is also a candidate for a certificate in Hotel Real Estate Investment and Asset Management from Cornell University’s School of Hotel Administration. He speaks conversational Spanish and Mandarin.
